

The rent is payable monthly for each room, and the current rate is £270 for rooms 2 & 3, £280 for room 1, and £290 for room 4. Including all bills.
There is no council tax to pay providing you are a student registered with either UWTSD University or Swansea University, and you provide evidence of this with a signed certificate from the institution.
The utility bills are included in the monthly rent, provided no electric fires/radiators are used.
Wireless cable broadband is also included.
For the academic year 2017/2018, the rental contract will cover the period from the 1st of July 2017, until the end of June 2018. Half rent is payable over the Aug/Sep summer period.
A deposit of one month's rent is payable on signing the agreement, together with the rent for the current month on a pro-rata basis. The deposit will be secured with the Deposit Protection Service. During July and August, if the property won't be occupied, then half rent is payable.
At the end of the rental period, the tenant's room and the communal areas will be inspected, and should any cleaning, rubbish disposal or repairs be necessary, each tenant will be jointly and severally liable for the costs. These will be discussed with each tenant, and all costs will be itemised.
The gas boiler is covered by a British Gas homecare agreement, which also covers the plumbing and drains. Should a blockage occur, or the boiler need repair, an engineer will be called immediately, and they can usually attend within 24 hours.
The electrical system has been tested in accordance with the current regulations and a certificate is available for inspection on request.
